Sunderland dental practice expansion plans rejected

Plans to expand a dental practice in Sunderland have been rejected.

The owners of Fulwell Dental Practice in Fulwell Road, St Peter’s submitted an application to extend the existing premises. The plans related to a two-storey rear extension, which would provide space for a new consulting room, waiting area, accessible toilet and meeting room on the ground floor and a staff room and office space on the first floor.

The original plans were modified but the amended proposals were rejected by planning officers due to concerns about a lack of parking and increased traffic in the area.

Transportation officers at Sunderland City Council suggested that adding the extension would increase site traffic and reduce parking, which would impact the neighbouring streets.

After reviewing the proposal and comments from residents and transportation officers, the application was rejected by the council on February 15th. In a statement accompanying the decision, the council highlighted the parking and site traffic issues, as well as voicing concerns over pedestrian safety. The plans were also turned down due to the height and exact location of the two-storey extension and its impact on the aesthetic of the street and the outlook from the windows of the neighbouring property.
Fulwell Dental Practice is an NHS dental clinic, which provides general dentistry as well as urgent and out-of-hours care.

The practice owner has the right to appeal the decision. If they plan to take this course of action, they will need to contact the Secretary of State for Communities and Local Government.
